September 20, 2007 Barbara, Fresh Pond Place Manager First Realty Management Corp Condominium Division 151 Tremont Street Boston, MA 02111 Dear Barbara and Fresh Pond Place Board of Governors, I am writing regarding the numerous, serious, areas of damage and deterioration on the exterior and interior of our unit that seems to have accelerated dramatically over the past year. We are most worried that if these areas are not repaired this fall the winter weather will have a disastrous effect. 1. Late last fall and winter our 3rd floor deck was rebuilt. Workmanship was shoddy and the gutter was never reattached properly. As a result water runs down the front face of our unit and has started actually seeping under the clapboards. 2. The paint has started to peel away from the surface of the front of our unit in large sheets, exposing areas of raw wood. It looks awful. I am embarrassed when we have guests. 3. Now when it rains water has started to seep in around the front windows and a large crack has formed on the front wall at the interior edge of the window frames. When it rains this area becomes spongy. 4. Last winter a huge ice flow jammed our downspout at the second floor level in the rear of our unit. When it started to melt it leaked around the window frame of the second floor bedroom and flooded our hard wood floor. We documented this with photos. The water ran down to the kitchen ceiling causing a large stain and now the ceiling is peeling off. It looks awful. 5. Water stains, leaks have started to appear on the kitchen ceiling around the top of the back door. This is only gong to get worse if nothing is done. 6. Our rear deck exterior paint trim around the garden window has completely peeled off exposing raw wood around the window. 7. The two Hemlock trees in our front yard are dying. One has been cut down, leaving a stump. The second looks very sick. Nothing has been done to either remove the stump or replace it with something else. Given the rather high monthly condo fees we all pay, along with the additional assessment we feel that attention needs to be paid to these serious problems I have outlined here. While we do recognize that FRM has done a better overall job than our prior management firm, we would like see action on the above outlined problems as soon as possible.
